Message from the HOA Board


All,
 
Let me start by introducing myself for those of you I have not talked or worked with in the past year.  I have been a resident of the Mesas for just over a year and have been on the board for about the same amount of time.  While I admit my communication to the whole group has not been that good over the past year, it is something I will improve on going forward. 
 
First, I would like to thank all of those that came out to the annual meeting this past Thursday.  I think the turnout was good.  I appreciate everyone's input.  With that input and some discussions away from that meeting I think Galo and ProCom understand that we have a variety of issues that need to be addressed.  Also, I would like to thank everyone that helped this past Saturday with the Christmas decorations.  Fortunately, we have plugs this year and are able to set up lights at the entrances.  We do have one plug that is out at the Mesas entrance that we will get fixed this week.
 
If you attended the meeting the other night you know that we have a lot of issues to resolve for both neighborhoods.  That was evident from all of the discussion.  From my perspective it has been that way for quite some time.  While I have worked behind the scenes with Juanita and ProCom and Sandra and Galo for the past year as many of you have, I feel going forward it is going to take the involvement of more people to get where we want to be.  Some of you signed up for committee positions at the meeting.  I will be receiving those names from ProComm this week and contacting you.  My goal is to work with those committees and presenting the committees findings to the board.
 
Some of the current issues we are working on are the drainage issues with the ponds in both neighborhoods.  We are working with the engineering firm Pape Dawson and Naylor.  In addition we are working with the builders in the Ridge to clean up some of the lots that have had trash on them for quite some time.  We are working with the contractor to improve the quality of the gates as well.  These are just some of the items that being addressed
 
Going forward I will do the best that I can to update you on the issues of both neighborhoods.  In addition I want you to know that you can contact me at this address in the future if you have any questions.

2009 Annual Meeting

The meeting will be held for the following purposes:
  • To elect one (1) Board Member
  • To consider reports of the affairs of the Association
  • To transact any other business which may properly come before the members.

Lawn Care Revisited

The subject of lawn care has already been covered in a previous post.  However, it seems a review of expectations is necessary.  These maintenance items will keep the neighborhood looking beautiful:
  • Lawns should be regularly watered (within drought restrictions), mowed, and edged. 
  • Bushes and trees should be trimmed. 
  • Kill and remove any weeds from lawn, mulch / river rock beds, in cracks of driveways, sidewalks, curbs, and streets. 
  • Treat ant mounts. 
  • Finish by sweeping or blowing leaves, grass clippings, etc. 
All homeowners agreed to abide by the CCRs when they purchased a house in The Mesas.  Note that the covenants REQUIRE the following:

Section 4.5.2 Lot and Lawns and Plantings. Lawns, front and back, must be mowed at regular intervals (maintained at less than SIX inches in height).

Section 4.6.1 Duty of Maintenance. Such maintenance shall include, but is not limited to, the following:
  • Prompt removal of all litter, trash, refuse, and wastes
  • Lawn mowing
  • Tree and shrub pruning
  • Watering
  • Keeping lawn and garden areas alive, free of weeds, and attractive
Section 4.6.2 Maintenance of Yards, Etc. Owners shall at all times keep weeds, grass, shrubbery and trees thereon cut in a sanitary, healthful, and attractive manner.

Call Before You Dig!

Digging without calling can disrupt service to your home or to an entire neighborhood not to mention harming you and those around you and potentially result in shocking fines and costly repairs. Allow 48 hours for locating before excavating (2 working days). It's the law.

Water Restrictions

Here is a correct schedule for watering per the SAWS web site:

Additionally, the watering hours for sprinklers are from 3am to 8am or from 8pm to 10pm ONLY!

Safety Reminder


Mesas Neighbors,

Be advised there is/was a suspicious character roaming around the neighborhood . My garage door was open and he was walking up to it, when he saw me, he claimed to be 'a businessman'. I told him if he was soliciting something that he was doing it illegally and that our instructions are to call the police.

Within a few minutes there were three Bexar County Sheriff cars in response (an encouraging sign). I believe they found the person somewhere and told him to leave because as he was walking out of our neighborhood, he 'was yelling things my way.'

Be vigilant and report suspicious activity immediately. I appreciate your watchful eyes!

Ladies and Gentlemen,

The Home Owners Association documents we all received and agreed to when we bought our houses specifically states there is no trespassing allowed in the community (Mesas or The Ridge). Neither the HOA, as represented by the board of directors, nor the management company would violate the agreement by granting anyone or any organization permission to solicit in the community.

If anyone tells you that they have permission, they are not telling you the truth. It is important to our mutual security that we deny them access to our homes and our community.

I'm glad to hear that people are reporting suspicious behavior by calling the Bexar County Sheriff. Don't hesitate to request the Sheriff for routine patrols. They will be happy to drive through the neighborhood to check things out.

Signs at the entrances say, "Private Property, No Soliciting, No Trespassing". We live in a gated community with private roads that we paid for. Only residents, invited guests, and home builders/workers should be in our neighborhood.

Reminders

Just received a green post card from ProComm and the Board of Directors addressed to the neighborhood.  Reminders:
  • The trash and recycle bins are required to be placed out of sight on non-collection days.  Please make arrangements to store in the garage or behind the fence.
  • Vehicles, other than temporary delivery vehicles or temporary guests are not to park on the street.

281 Traffic

UPDATE ** Feb 24, 2009


The traffic on Highway 281 is bad due to stop lights at Evans Road and other intersections near Stone Oak. Overpasses are needed to eliminate this congestion. Toll roads have also been proposed, which would affect people living in our area. See the following websites for more information. Contact Senator Jeff Wentworth with your concerns.

Christmas Decorations


Special thanks to Nancy Moll and the other volunteers for decorating the entrances. Many people also put lights on their houses, which made the neighborhood look very festive. Happy New Year!
