Recycling Program

Tiger Sanitation has started a recycling program in our neighborhood. You should have all received your recycling bin from Tiger by now (looks like a normal brown trash can, but with a recycling symbol on the lid).

Below is the flyer from their web site showing what items are allowed in the bin. Recycling will be picked up every other Tuesday.

New Board Member Elected

Six homeowners from the Mesas (out of 86) attended the annual HOA meeting. Thank you to those who did come. One of our new Mesas residents, Michael Henry, was elected to the board to replace Michael Lichtmacher who was elected last year. We look forward to working with Mr. Henry in the months to come.

2008 Annual Meeting Notice

The annual meeting for the Mesas and Ridge at Canyon Springs Homeowners Association will be held on Wednesday, December 3, 2008 at 6:30 PM, at Hardy Oak Elementary Cafeteria, 22900 Hardy Oak Blvd.  Please arrive by 6:15 PM in order to sign in and receive your materials before the meeting starts.  One board member will be elected at this meeting.  Call Juanita Seekins at ProComm at 545-1888 should you have any questions.

National Night Out for Texas - Oct. 7, 2008

The city's 25th annual National Night Out starts at 6 PM with block parties, cookouts, parades and other festivities meant to inspire communities to lend a hand in law enforcement. Festivities have really evolved over the years from “turn on your light and meet your neighbor”.

Texas' anti-crime celebration comes two months after the rest of the nation. This year, the National Association of Town Watch, headquartered in Wynnewood, Pa., moved the party to October in hopes of sparing Texans the summer heat.

Residential Security Inspection

A home security inspection is a FREE service that is provided by the Bexar County Sheriff's Office Crime Prevention Unit through the Texas Department of Insurance.

All inspections are conducted by Sheriff's Deputies who are state certified crime prevention specialists. The criteria for the inspections are set forth by the Texas Insurance Code, Article 5.33A, Section 6(A)(1&2).

Upon completion of a home inspection, homeowners may qualify for an insurance premium discount anywhere from 5% to 20%.

Board members typically take lead responsibility to oversee and address various operational issues (e.g., maintenance, finances, security, architectural review, etc.). In addition, Committees and Task Forces can be formed as necessary to address special topics.

Lawn Care

Lawns should be regularly watered, mowed, and edged. Bushes and trees should be kept trimmed. Kill and remove any weeds from lawn, mulch / river rock beds, in cracks of driveways, sidewalks, curbs, and streets. Treat ant mounts. Finish by sweeping or blowing leaves, grass clippings, etc. These maintenance items will keep the neighborhood beautiful as described in the following sections of the covenants.

Section 4.5.2 Lot and Lawns and Plantings. Lawns, front and back, must be mowed at regular intervals (maintained at less than SIX inches in height), and fences must be repaired and maintained in an attractive manner. No objectionable or unsightly usage of Lots, or condition on any Lot, will be permitted which is visible to the public view. Building materials shall not be stored on any Lot except when being employed in construction upon such Lot, and any excess materials not needed for construction and any building refuse shall promptly be removed from such Lot.

Section 4.6.1 Duty of Maintenance. Owners and occupants (including lessees) of a Lot shall jointly and severally have the duty and responsibility, at their sole cost and expenses, to keep the Lot so owned or occupied, including the Improvements and grounds in connection therewith, in a well-maintained, safe, clean and attractive condition at all times. Such maintenance shall include, but is not limited to, the following:

  • Prompt removal of all litter, trash, refuse, and wastes
  • Lawn mowing
  • Tree and shrub pruning
  • Watering
  • Keeping lawn and garden areas alive, free of weeds, and attractive

Section 4.6.2 Maintenance of Yards, Etc. Owners shall at all times keep weeds, grass, shrubbery and trees thereon cut in a sanitary, healthful, and attractive manner.

Garbage and Refuse Disposal

Tiger Sanitation picks up trash once per week on Tuesdays.  During other days of the week, trash containers should not be within view from the street.

From Section 4.5.1 of the covenants...

Except as provided in Section 4.4.3 of this Article, no garbage, trash, rubbish, manure, putrescible matter, debris or refuse of any kind shall be dumped or permitted to accumulate on any portion of the Properties. All garbage, rubbish or trash shall be kept in sanitary refuse containers with tightly fitting lids, and, except as necessary for purposes of effecting garbage pickup, said containers shall be kept in an area of the Lot adequately screened from public view by landscaping or fencing. The ACC may require each Owner to use a certain type and color of trash receptacle to enhance the aesthetic character of the Properties.

Guidelines for Display of the Flag

From United States Department of Veterans Affairs

Traditional guidelines call for displaying the flag in public only from sunrise to sunset. However, the flag may be displayed at all times if it’s illuminated during darkness. The flag should not be subject to weather damage, so it should not be displayed during rain, snow and wind storms unless it is an all-weather flag.

When the U.S. flag is displayed from a staff projecting from a building, the union of the flag should be placed at the peak of the staff unless the flag is at half staff. When suspended from a rope extending from the building on a pole, the flag should be hoisted out, union first from the building.

When the flag is worn out or otherwise no longer a fitting emblem for display, it should be destroyed in a dignified way.

Parking

From Section 4.5.9 of the covenants...

On-street parking is restricted to approved deliveries, pick-up or short-term guests and short-term invitees and shall be subject to such reasonable rules and regulations as shall be adopted by the Board of Directors. Parking, but not storage, of automobiles in driveways is permitted.

Pets and Other Animals

From Section 4.2.2 of the covenants...

No animals, including pigs, pot bellied pigs, hogs, swine, pigeons, poultry, fowl, wild animals, horses, cattle, sheep, goats or any other type of animal not considered to be a domestic household pet with in the ordinary meaning and interpretation of such words may be kept, maintained or cared for on the Properties. No animal shall be allowed to make an unreasonable amount of noise, or to become a nuisance.

Neighborhood Pool

The neighborhood pool is NOW OPEN!!!  The following rules were provided by the Mesas and Ridge at Canyon Springs Homeowner’s Association, Inc.

Pool Schedule and Rules
DAYS & HOURS OF OPERATION

June 2008
SWIM AT YOUR OWN RISK
Open daily 6 am to 10 pm
Closed Tues. 6 am to noon for cleaning

The following Rules have been adopted for the protection and benefit of all members. Your cooperation and that of your family and guests, in complying with these rules is expected. Parents are requested to caution their children to observe all rules.

RULES OF ADMITTANCE:
  1. Use of the pool is limited to members in good standing, their tenants, and their guests.
  2. Each household in good standing is issued one gate entry card. One additional card may be purchased for $60.00, total of two per household. If lost or stolen the replacement cards will be $75.00. If your card use is suspended for any reason, the activation fee is $50.00.
  3. Children under the age of 14 must be accompanied by an adult.
  4. Persons with skin disorders, colds, or other infections will not be permitted to enter the pools.
  5. Proper swimming attire must be worn. Street clothes, cut off shorts, and thong bathing suits will not be permitted in the pool.

GENERAL FACILITY RULES:
  1. The Association is not responsible for accidents or injuries, there are no lifeguards on duty, please be careful as this is SWIM AT YOUR OWN RISK.
  2. No smoking or tobacco products will be permitted anywhere on the recreation facility property.
  3. Drunkenness, disorderly or unsafe conduct will not be tolerated.
  4. Consumption of alcoholic beverages by minors will not be tolerated.
  5. No food or drink will be allowed at the pool edge or in the pools.
  6. No gum chewing will be allowed in the pool enclosure.
  7. Food and drink will be permitted on the patios and lawn areas in non-glass containers only.
  8. No animals will be allowed inside the pool enclosure.
  9. Use trash cans to dispose of all waste. Help keep the facility clean for all members.
  10. Profanity will not be tolerated.
  11. Music will be permitted at a reasonable volume.
  12. No glass containers in or around the pool.

POOL SAFETY RULES:
  1. There will be no running or pushing on the deck.
  2. There will be no diving or flipping from the side of the pool.
  3. There will be no horseplay or other conduct that endangers the health or safety of others in the pool.
  4. Safety flotation devices will be permitted. Recreational floating devices and pool toys should not be used when the pool is crowded. 
  5. Swimming or playing in a pool carries certain risks, which the member or guest assumes.
  6. All children are the responsibility of their parents (or other adult guardian) and must be under the supervision of such persons at all times.

VIOLATION & CONSEQUENCES:
  1. Persons caught vandalizing recreational facilities property will be held liable for the damage(s). If the perpetrator is a minor, his/her parent(s)/guardian(s) will be held liable.
  2. Persistent violation of pool/facility rules, as determined by the Manager, and in accordance with the bylaws and the declaration, will result in referral of the matter to the Board of Directors. The Board will have the right to revoke member usage privileges.
  3. Each card is numbered and electronically tracked, be careful not to loan your card out as any damage done using your card will be charged back to the homeowner.

National Night Out

Homeowners may want to consider participating in National Night Out. The "25th Annual National Night Out" is a nationwide event aimed at preventing crime and drug activity, and is scheduled for Tuesday, August 5, 2008.

Neighborhoods typically celebrate with a variety of events and activities such as:
  • block parties
  • cookouts
  • visits from local police and sheriff departments
  • parades, etc.

Safety and Crime Stats

Please slow down when driving through the neighborhood. Children could be playing or riding their bicycles. In addition, people routinely walk their dogs and could be on the street since not all of the sidewalks have been completed.

This is a new neighborhood and has no known crime issues. The houses have state-of-the-art alarm systems and the entrance gates prevent unnecessary people from driving through the neighborhood at night. Posted signs prohibit solicitation and trespassing.

Theft of property can be prevented by locking doors and windows, and by keeping garage doors closed. If possible, park vehicles inside your garage and do not leave valuables inside your car. Turn on the porch lights at night.

Any suspicious activity should be reported to the Bexar County Sheriff's Office by calling 210-335-6010 or dialing 911 for an emergency situation. Should any vandalism or graffiti occur in the common areas, this should be reported to the property manager at ProComm so that it can be corrected as soon as possible.

School District

The Mesas subdivision is located in the highly acclaimed North East Independent School District (NEISD). All four elementary schools in the Stone Oak area, including Canyon Ridge, were declared exemplary, which is the highest ranking possible. In addition, Barbara Bush was the only middle school in the district to earn the exemplary status in 2007. The local high school is Ronald Reagan, which opened in August 1999.

The Developer

The Mesas at Canyon Springs was developed by Galo Properties, which is a real estate development company based here in San Antonio, Texas. Their main office is in Stone Oak. Their subsidiary, Sierra Homes, built several houses in the first phase of the neighborhood.

Beginnings of Neighborhood Blog

The Mesas at Canyon Springs was started in 2005, and was initially called Mesas Del Sur.  The subdivision contains 163 lots and sits on approximately 71 acres of land covered with beautiful oak trees. Typical lots range in size from 1/3 to 1/2 acre and are large enough to accommodate a pool & deck. Neighborhood amenities include a community pool, clubhouse, and basketball & tennis courts.
